The rental contract is a "legally enforceable agreement" between both parties (Giants and Fiona Ho).
For Fiona Ho,
1. If you did not state clearly in the contract that Giants needs to pay full year's rentals, You (Fiona Ho) can not enforce this rule.
Don't care what the reason is
2. You (Fiona Ho) are NOT allowed to sign any legal document for anyone (Giants) by law.
3. As landlord (Fiona Ho), you need permission to enter Giants's room. unless in emergencies situations.
4.if Giants is a bad tenant, you should not let Giant stay.
For Giants,
the law didn't clearly state how many people can live in one room as long as reasonable.
You make big mistake NOT read carefully and sign your contract.
You need to make sure your place is a OK. if something is wrong, you should inform landlord immediately to solve the problems. You can't complain after you move out and demand change.
